“Won’t the Airbnb Host Guarantee cover me for that?” It’s one of the most common questions we get from hosts – and unfortunately, the answer is often “no.”
The Airbnb Host Guarantee isn’t insurance, and while Airbnb states this clearly, many hosts still don’t understand what it actually covers. This matters because short-term rentals face unique risks that regular insurance doesn’t cover — guest damage, theft, and excessive cleaning costs can quickly add up to thousands in out-of-pocket expenses. When we surveyed 1,000 hosts and guests, 47.5% incorrectly believed Airbnb provides insurance for damage to homes.
Here’s the reality: Airbnb isn’t legally required to pay claims, even if you follow all their rules. All claims are at their discretion, and numerous loopholes could mean your claim gets denied. Some hosts end up looking for Airbnb alternatives when they realize the limitations.
So what does the Airbnb Host Guarantee actually cover? Here’s what you need to know.
The Airbnb Host Guarantee explained
The Airbnb Host Guarantee can be complex to navigate, leaving many hosts unsure about their actual protection. Let’s break down what it covers, what it doesn’t, and what you need to know to properly protect your rental properties.
What does the Airbnb Host Guarantee cover?
The Airbnb Host Guarantee covers:
- Damage to your home, furnishings, and belongings caused by guests
- Damage to parked vehicles caused by guests
- Extra cleaning costs for stains, smoke odor, or unauthorized guests
- Lost income if you need to cancel bookings due to guest damage
What doesn’t the Airbnb Host Guarantee cover?
Here’s what it doesn’t account for:
- Normal wear and tear
- Acts of nature like earthquakes or hurricanes
- Guest injuries (that’s covered separately by Host liability insurance)
- Regular cleaning tasks like dishes and laundry
- Lost or stolen keys (even if taken by guests)
- Damage to communal areas like hallways, lobbies, or shared spaces outside your property walls
The catch: You’re sharing $1M with everyone
Here’s what Airbnb doesn’t emphasize: that $1 million limit isn’t just for you — it’s the total protection for all hosts worldwide, at any given time. You’re essentially sharing that pot with thousands of other hosts around the globe.
If one major claim uses up most of the fund, smaller claims might not get covered properly. And once the limit is reached, there’s nothing left for anyone else.
For UK hosts, that impressive $1 million converts to roughly £725,000 — which sounds much less impressive when you realize you’re sharing it with hosts everywhere.
Compare this to dedicated damage protection services that offer individual coverage limits — you get the full protection amount for your property alone, not shared with thousands of other hosts.
The limitations of Airbnb’s damage protection led to the creation of services like Truvi, which offers $1 million in dedicated protection for every verified booking. This covers accidental and malicious damage, theft, and belongings — with streamlined incident resolution that only requires timestamped photo proof to get paid.
Airbnb Host Guarantee limitations – and what works better
The Airbnb Host Guarantee has several significant restrictions beyond the shared funding model:
- No legal fee coverage if you’re investigated by tax authorities due to hosting activity
- No legal recourse – you can’t take legal action against Airbnb if you’re unhappy with claim decisions
- Property change clause – Airbnb can void your guarantee if you make “material changes” to your property (this vague wording is concerning)
Is my rental property covered by standard home insurance?
Standard homeowner’s insurance doesn’t cover short-term rental activity since you’re running a business. While Airbnb offers basic ID verification for guests, the Host Guarantee’s limitations mean you still need additional protection designed specifically for vacation rentals.
The best protection combines guest screening with damage coverage, filtering out problem guests before they arrive while covering you if incidents still occur.
How to claim the Airbnb Host Guarantee
If you discover guests have caused the type of damage that falls under Airbnb host damage protection, you can file a claim for reimbursement. These are the steps Airbnb recommends to follow for a successful claim submission:
- Take photos or videos, get repair or cleaning estimates, and keep receipts to document the damage.
- File a claim in the Resolution Center within 14 days of the guest’s checkout time.
- The responsible guest will have 24 hours to respond to the claim.
- If they don’t respond, refuse to pay the whole sum, or decline payment, you’ll need to send a reimbursement request under the Host damage protection policy.
- The Airbnb Support team will review it and make the final decision on whether to satisfy your reimbursement claim.
The last stage is usually the most disappointing for hosts who have suffered from guest damage, with Airbnb’s Resolution team often slow to respond.
One host shared their frustrations dealing with this process after a 15-year-old was able to make a booking and subsequently destroyed an expensive couch:
“The whole process with Airbnb was so messy and appalling, but the long and short of it is there is no phone number to call for claims, the only communication is online. I assumed because my claim was so big someone would call me and talk me through the process but I was never able to talk to anyone.
The people I dealt with online could not access any of the information I had originally submitted so they had nothing to refer to when talking to me.
It was a very stressful, time-consuming, frustrating and upsetting process. All that needed to happen was for someone from the Airbnb team to call me and explain the process. I was feeling around in the dark, I had no idea how it was going to work.
Airbnb handle lots of little claims, but they are not prepared for the bigger claims and they don’t have a system in place to handle them.“

How long does an Airbnb host have to file a claim?
For Airbnb to review any Host Guarantee damage claim, you need to submit it within 14 days from the time the guest checked out. During this time, you have to attempt to resolve the issue with the guest privately. Airbnb will only get involved with a claim once communication has broken down between the host and guest.
This system, while it seems simple on its surface, leaves a lot of room for hosts to miss the relevant window, whether that’s an unfortunately timed illness or attempts to resolve the situation privately that take a wrong turn after two weeks.
If you do manage to get a claim submitted in time, you’ll then have 30 days to settle it and send a payment request form to the Airbnb team. Miss this 30-day deadline, and your case will be closed — and after that point, there isn’t anything you can do about it.
If you do manage to get your claim settled and payment request sent off in time, you’ll then have to wait up to 3 months for payment to be processed. Not ideal if something needs urgent repair and you can’t wait for the claims money.
Why dedicated protection works better
Instead of navigating Airbnb’s complex claim process and shared funding model, our dedicated protection services offer:
- Guest screening: Filter out problem guests before they book through ID verification, criminal background checks, and sex offender screening. Prevention is always better than dealing with damage after it happens.
- Clear coverage rules: You know exactly what’s covered and what isn’t, with no discretionary decisions or shared funding limitations.
- Fast, direct payouts: Submit photos and repair estimates to a dedicated Resolutions Team, get paid in days rather than months. No waiting for other hosts’ claims to be processed first.
The best protection combines screening (to prevent incidents) with comprehensive damage coverage (for when incidents still occur). This approach addresses both sides of the risk equation rather than just hoping Airbnb’s guarantee will cover you after problems arise.
